What to Look for in a Restaurant Space for Your Next Build Out

Finding the perfect space for your restaurant can take some work. While there had been quite a bit of turnover (and thus opportunity for new investment) in the immediate aftermath of COVID, the market is beginning to return to normal here in South Florida.

Yet even with more restaurateurs returning to the market, there are still plenty of leasing opportunities to be found. The challenge is finding the perfect fit for your restaurant concept and goals. Here are some things to look for as you shop around for your next restaurant space.

  • Location – You can’t choose a restaurant space without first evaluating the location. What stores and restaurants are already operating nearby? What kind of foot and vehicle traffic does it get? Is there adequate parking? Will you be offering curbside delivery and does the location allow for it?

While you may have your heart set on a certain neighborhood, keep an open mind as you explore all your options. You might be surprised what you find when you expand your search and dig a little deeper into the kind of clientele who frequents the area.

  • The right amount of space – During the build-out, there will be plenty of opportunity to customize the layout, but the more you need to do, the more expensive it will be, especially when the kitchen is involved. If you are buying or leasing a space that was previously a restaurant, look for opportunities to revamp what is already there. • A reputable management company – If you lease the restaurant space, you’ll be working closely with a landlord or property management company. You want one you can trust to be responsive and who has clear policies and procedures in place for things like service and maintenance requests. Before signing the lease, be sure also to fully understand the terms and if it contains a clause for breaking the lease.
