With what has felt like an uncertain past couple of years, you may feel like you’re grasping at costs and timelines of construction today. Next to budget considerations, understanding a project’s timeline is a critical factor in having a full view of your luxury office buildout. In this post, we’ll tell you what you can anticipate as you prepare for your high-end office project.
Typical Class A Office Renovation Timelines
The timeline for your luxury office buildout will be specific to your goals, and we nail down those details and the exact timeline for your project during pre-construction. Typically, renovation projects for 20,000+ square-foot office spaces can take upwards of 6 months to a year, and there is a lot that happens during that time frame, including:
- Pre-construction – the drawings are completed, and the permits are secured. This may take 3-6 months.
Worth noting, before signing the lease agreement, be sure to account for the permitting process. It’s essential to be clear in your lease agreement that payment should not begin until 90 days after receipt of the building permit, rather than 90 days after signing your lease. If not, those 90 days will get quickly eaten up during the planning phase alone and you’ll be stuck making payments before you can even start work on your project.
- Construction – our project managers do a superior job communicating with stakeholders and keeping the project on track every step of the way. Any special building considerations and logistics are accounted for so the project can proceed smoothly.
- If a building’s shell is already complete – the interior work can all be completed without the impact of outside elements, which may speed up the project. We can work through the mechanical, electrical and plumbing (MEP) components, as well as fire alarms and fire sprinklers, without our timeline being affected by rain, heat or other climate conditions.
We know how important it is to have an accurate timeline for your high-end office buildout. We pride ourselves on hammering out the details during pre-construction and communicating early and often during the buildout phase to ensure your goals, budget, and timeline are met.
