That starts with asking the right questions.
While there are numerous resources to help guide you through which questions to ask and why (we’ve got some compiled for you, too), these three questions don’t always make the list. Nevertheless, it’s a good idea to ask them of all the GCs you interview. And don’t forget to check their references either!
1) Tell me about the subcontractors you partner with.
Why does this question matter? For the simple fact that sub-par subcontractors tend to complete sub-par work. Ask about the experience and licensing of the subcontractors your GC partners with and why your GC chooses to partner with the plumbers, electricians, and others subcontractors they do. When it comes time to build, the GC you hire will very likely influence which subcontractors are selected to help with the job, so make sure you get it right from the start by asking this important question during your interviews.
2) How do you handle disagreements and conflict?
When the stakes are high, as they most always are in commercial construction, tensions can peak and conflict may arise. It’s important to talk to your GC about how they work to resolve any differences that pop up along the way. If they can share specific examples from past projects, even better.
3) What is unique about your approach to commercial construction and the processes you’ve developed throughout your years of business?
This question may offer new insight into the company’s priorities and help you identify how any of the GC’s strengths and weaknesses will align with your project and vision. By asking for examples of how their processes have played out in other projects, you might be able to weed out contractors who are just trying to tell you what you want to hear.
