Not surprisingly, larger office spaces take longer to renovate. Whereas a 5,000 square-foot office renovation can be done in as few as 90 days, 20,000 square-foot Class A office renovations can take upwards of 6 months to a year, though the exact timeline for a given project will depend on its details (and the cost of those details).
Breaking Down an Office Renovation Timeline
When a company decides to relocate to Miami or chooses to renovate an existing office space they already have here in the area, the timeline will be highly dependent on the specifics of the project. We nail down those details and the exact timeline during pre-construction.
Planning ahead is imperative for office renovations (or any construction project, for that matter). Pre-construction may take 3-6 months, during which time the drawings are completed and permits are secured.
If you already have an office building, the permitting process is slightly less complicated and moves more quickly, though permitting in general has a reputation for being an ordeal in and of itself here in Miami. (Hint: hire a local contractor who has experience navigating the numerous permitting challenges in SoFla).
Once permits are secured and drawings are finalized, construction begins. At Seacoast Construction, we know our exact timeline before we raise a hammer, and our project managers do a superior job communicating with stakeholders and keeping the project on track every step of the way.
If a building’s shell is already complete, the interior work can all be completed without the impact of outside elements. We can work through the mechanical, electrical and plumbing (MEP) components, as well as fire alarms and fire sprinklers, without our timeline being affected by rain, heat or other climate conditions. While exterior work can be delayed by the weather, interior work is not impacted.
