This condo renovation in Miami Beach, FL was completed in 2018. This project posed a few unique challenges given that it was an older building and needed to be updated with current electrical, plumbing, and mechanical standards. Additionally, modifications needed to be made to improve functionality and safety features. One such example was in closing off an existing egress door in the kitchen that is no longer used. To accomplish this goal, we worked closely with the City of Miami Beach Building and Fire departments to create an acceptable safety standard. We created a detail that allowed us to keep the door but build a fire-rating encasement frame around it. Our work in partnering with the city on this project resulted in the city now using this detail on other similar projects.
