Building Your Dream Home: Inspections, Punch-List & Move-In

Final Inspections

Before you can move in, your home must receive sign-offs from the local building department. This includes approvals for structural, electrical, plumbing and mechanical systems (MEP), as well as energy compliance checks. In South Florida, this may also include hurricane protection compliance. Check the following key systems:

  • HVAC – Verify heating, cooling and ventilation are running efficiently.
  • Plumbing – Check for leaks, water pressure and hot water consistency.
  • Electrical – Confirm outlets, switches and fixtures are functioning.
  • Technology – Test security, Wi-Fi, smart home integrations and automation features.

Move-In and Warranty

Once inspections are cleared and the punch list is complete, it’s time to step into your dream home. This also begins the warranty period, which typically covers certain structural and system issues. A post-close walkthrough scheduled weeks or months after move-in provides an opportunity to address any items that surface as you settle in.
