Pre-Construction: Forensic Files of Construction

Pre-construction is never as glamourous or sexy as seeing the design plans come to life on the job site, but it is just as important – if not more so – than the work itself. Why? Because it’s when all the holes and flaws in the plan are uncovered, gaps are identified, and a viable path forward for the project is created.

When Things Go Wrong

The unfortunate reality is that all-too-many contractors or project owners attempt to cut corners during pre-construction because they mistakenly believe it will save them time and money.

In fact, it’s the opposite – blindly pursuing a build without adequate preparation creates an exceptional amount of work for those of us who come in after the fact to clean up the pieces.

Forensic Investigation

Working a project backwards requires detective-like work to uncover what went wrong when, where, and by whom. By way of example, we’ve been called in on projects that have no permits, no drawings, and a foundation already in place. Through forensic digging, we discover lack of coordination, unfinished work, and a project that is far from meeting city requirements.

Problems like these arise when owners underestimate the skill it takes to orchestrate a commercial project. Seemingly small mistakes like not vetting contracts or contractors, failing to see gaps in the scope of work, communication break-downs, and more are costly errors that could mean an indefinite end to the project.

Why Details Matter

At Seacoast Construction, we know the devil is in the details and it’s why we keep painstakingly accurate records of everything. This starts from Day 1 when bids are compared and contracts are negotiated. Errors at the outset can lead to a forensic chase down the road if close attention is not paid every step of the way.

If you’re looking for a contractor with unparalleled communication and seamlessly executed builds, give us a call. We’re different from the others, and our clients appreciate it.
